Sell

From the listing agreement to the last signature

A sale is a series of promises: to your agent about the commission, to the buyer about the condition of the house, to the title company about what you own. It's easier to keep them when someone has read them with you first.

We look at the listing agreement before you sign it, then at each offer, repair request and title question as it comes in, until the closing statement shows exactly what you expected to receive.

  • The listing agreement and its commission terms

  • What you disclose about the house

  • The buyer’s repair requests and title questions

  • The deed and the closing statement

What the flat fee includes

The fee doesn't cover recording fees, transfer taxes, the real estate commission or payoff charges from your lender. Those come out of the proceeds and are listed on your closing statement.

  • The listing agreement

How long you’re bound, what commission is owed and when, and what happens if you take the house off the market.

  • What you disclose

What you know about the house and how to say it, so a buyer can’t later say you hid it.

  • Requests and credits

The buyer’s repair list and title objections, answered in writing before they become a delay.

  • The closing statement

Payoffs, prorations and fees checked line by line before you sign the deed.

Questions from sellers

Ask us anything before you list.

Do I need a lawyer before I list the house?

You don't need one, but the listing agreement is the one document you sign before anyone has made an offer. A short read of it, before you sign, is the cheapest time to ask about commission, term and what counts as a sale.

The buyer wants a credit the day before closing. Must I agree?

Only if your contract says so. Bring us the request and the contract, and we tell you what you owe, what you don't, and what a sensible answer looks like. Many of these can be settled with a phone call.

What if the buyer's loan falls through?

The contract controls who keeps the deposit and whether you can put the house back on the market. We read it with you the day you hear, and tell you what to do before you tell the agent.

Thinking of selling?

Send the listing agreement, or the offer in front of you, and say when you need an answer.
